A four-storey apartment development delivering quality, long-term rental living within Leederville’s growing town centre
The Goal
The vision for this site was to deliver a thoughtfully designed, build-to-rent apartment development that adds value to Leederville’s evolving urban fabric. With a mix of apartment types, high sustainability and accessibility outcomes, and strong architectural presence, the development responds to the changing needs of inner-city renters. Set within the Leederville Activity Centre, the goal was to provide long-term, quality housing that contributes to the vibrancy and liveability of the precinct while integrating sensitively with its established character and future vision.
Our Role
TBB was engaged as the lead planning consultant, guiding the project through the Development Application and DAP process. Our role included coordinating technical consultant inputs, managing access and planning constraints, and working closely with the project architect and City of Vincent. We led discussions around key planning variations, including the fourth storey height, and facilitated engagement with the City’s Design Review Panel, helping to secure strong support for the proposal and its high design quality. TBB also prepared and presented to the Metro Inner DAP in support of the application.
The Outcome
Approved unanimously by the Metro Inner Development Assessment Panel in May 2025, the development delivers 16 well-designed apartments with a focus on long-term rental housing. Key features include 50% of dwellings meeting Gold Standard under the Liveable Housing Design Guidelines, a high ratio of landscaping and deep soil zones, and a design that embraces Leederville’s architectural language. Despite legal access constraints, the proposal offers a flexible layout that can adapt to future right-of-way upgrades. This development supports the City of Vincent’s vision for increased density and housing diversity near town centres, contributing to a more sustainable and inclusive urban future for Leederville.
This development strikes the right balance between design quality, density and neighbourhood character. It’s a strong contribution to the future vision for Leederville and shows how well-designed infill can support diverse housing needs in central locations.
