Crawley Apartments

TBB, in collaboration with City Capital and Chaney Architecture, delivered Planning Approval for a 6 storey and mezzanine apartment building on an 845m2 site in Crawley.

The Goal

The development on the corner of Princess Road and Fairway offers new accommodation options within the locality in close proximity to the Swan River foreshore, UWA, QEII Medical Centre and Perth CBD.

A key challenge with this application was the need to balance development feasibility with the requirements of the R-Codes and Scheme whilst also achieving a development which is highly attractive for the existing community and highly appealing to future residents of the apartments.

Our Role

TBB, in collaboration with Chaney Architecture, led the Development Application process working with the City and the Design Advisory Committee to achieve a performance based outcome.
The development potential of the subject site was not strictly determined by the relevant R-Codes, but instead how the development would fit in and respect its surrounding context. Accordingly, particular attention was given to the impact that the R-Code and Scheme variations would have on the surrounding properties and amenity of the area.

The Outcome

The result was a willingness of both the Council and JDAP to apply their discretion to support building height and plot ratio well in excess of the deemed to comply requirements of the R-Codes and Scheme.

Development approval for the site was obtained through JDAP, with a favourable recommendation by the City Planning Officers and Design Advisory Committee after careful negotiation.
