The Glades, Byford is the largest Masterplanned community in the south-east corridor of the Perth Metropolitan Area and has been developed to celebrate and enhance the existing natural environment of the Byford locality.
The Glades is a major project in the Shire of Serpentine-Jarrahdale, and Taylor Burrell Barnett has been the lead design consultant in the preparation of The Glades, Byford Local Structure Plan. The design philosophy for the project has sought to celebrate the existing natural environment and cultural heritage of Byford and to provide a future urban form that encourages pedestrian movement and social interaction. TBB’s involvement in the preparation of both the District Structure Plan for Byford and the Local Structure Plan for The Glades demonstrates our experience preparing and obtaining approval for the key strategic plans for a new urban area.
The multiple landownership which existed in Byford and being able to plan for coordinated development outcomes represented a key challenge for the project. The LSP has also had to respond to the Urban Water Management requirements of the Department of Water’s Byford Townsite Drainage and Water Management Plan, which ensures the highest level of water quality and quantity targets are achieved.
Some of the key features of The Glades, Byford estate are as follows:
• A pedestrian-oriented Village Centre, based around a traditional Main Street, overlooking a picturesque lake with shops, offices, cafes and a community facility;
• The existing drainage channels that traverse the site will be upgraded and landscaped as high amenity Multiple Use Corridors for water treatment and recreation use; and
• A new Primary School and co-located Senior High School and Catholic K-12 School to service the new community.
The Glades is also the first estate in Western Australia to receive certification in three of the six possible categories of the UDIA’s EnviroDevelopment program. The Glades has received certification in the Ecosystems, Water and Community categories and this is a testament to the commitment of LWP and TBB to prioritise these elements in the design of The Glades.
