The Village at Wellard

The Village at Wellard is Perth’s first walkable transit-orientated development (TOD) planned and developed in a greenfield location.

The Goal

The Village at Wellard is a 3,500 dwelling development located on the Mandurah railway line. The transit precinct is located centrally within the broader project area and contains a compact Main Street, with specialty retailers, a supermarket, family tavern and community uses – all surrounded by apartments and terraces, including the award-winning, Invita development.

Our Role

Taylor Burrell Barnett has led the project team since 2002 through all aspects of the planning and urban design process, including: metropolitan and local scheme amendments, structure planning, development contribution arrangements, subdivision, design guidelines and detail design.

The Outcome

The success of sales for higher-density lots in proximity to the Wellard station resulted in the Joint Venture partners increasing the residential density in the Village Centre and encouraged Peet to promote transit orientated development in its other projects, Australia wide.

The Village at Wellard has matured into an impressive transit-based community and is one of the most awarded residential communities in Western Australia.
