TBB facilitated development approval for a 82-place child care premises.
The Goal
The child care premises was proposed at the corner of Hale Road and Unwin Avenue over two properties proposed to be amalgamated with existing dwellings proposed to be removed, redundant crossovers reinstated, and several existing trees retained or replanted. The proposal was for a two-storey facility for 82 places and 14 staff, with 26 car bays on-site in accordance with the City of Stirling’s planning framework.
The client and architect worked to ensure the design was sensitive to the character and amenity of the area, ensuring playspaces were oriented north and with appropriate vehicle access. The proposal addressed relevant matters under the City’s planning framework and was submitted with a Traffic Impact Statement and Acoustic Assessment, which demonstrated there were no site specific issues.
Our Role
TBB undertook due diligence for the site in early 2021, and a review of the development concept. The Development Application was submitted to the City of Stirling in April 2021. TBB and the Architect attended and presented at the City’s Design Review Panel, held in May 2021. The DRP was generally supportive and requested minor design changes to address colours and materials, fencing, and tree retention.
The application was advertised. TBB reviewed the 67 submissions and prepared responses back to the City. TBB also coordinated with the project team and the City to address requests for further information. TBB prepared responses to the matters raised in petitions to address ongoing matters raised by the community. TBB presented the application at the Metro Inner-North Joint Development Assessment Panel meeting in September 2021.
The Outcome
The JDAP considered the proposal on its merits and granted development approval.
